Draft masterplan

BASScare is proposing a range of accommodation types for retirement living, residential aged care along with new community and public amenities, and office space.

Four separate buildings are proposed:

  • Apartment building 1 comprising town homes and retirement living apartments
  • Apartment building 2 comprising retirement living apartments, community and public amenities
  • Residential aged care
  • Office and retail space
  • Off street parking above planning requirements
  • Community amenities including a café, grocer, community hall, activity rooms, cinema, salon, physio, exercise rooms, gym, pool, spa, sauna, craft workshop, and art studio.

Local context, infrastructure & traffic

The Rochester Road site is in the Canterbury village precinct. It has direct access to the famous Maling Road and to open space. It is close to public transport including the Canterbury Train Station, and to an arterial road network.

The proposed masterplan seeks to ensure all car spaces and any waste or loading operations occur within a basement minimising amenity impacts on the neighbourhood.

Neighbouring buildings have been considered in the draft masterplan with appropriate setbacks and landscaped open spaces.

BASScare has engaged with Melbourne Water to ensure the proposed masterplan mitigates the potential for flooding to the site and the Shrublands Creek Reserve.

Diverse home choices

Provisionally at the Rochester Road Redevelopment there are planned to be approximately:

  • 45 residential aged care suites
  • 60 to 65 retirement living apartments being a mix of, 2 and 3 bedrooms
  • 5 downsizer town homes of 3 bedrooms.

Landscaping & open space

Other features of the draft masterplan include:

  • Retaining of significant trees
  • Increased planting along the Shrublands Creek Reserve and the northern boundary
  • Opening up of links to surrounding shrublands
  • Approximately 1850 sqm of public community space
  • Approximately 1000 sqm of residential community space
  • Underground basement car parking, access, services and storage
  • Outdoor recreation, nature walks, colonnade links, activity areas and BBQs
